Balconies
Please be mindful that furniture on balconies and near windows provides a potential climbing frame for children or pets. When cleaning and watering plants on balconies, please be mindful of your neighbours below and ensure water and debris are not washed over the side. You are not permitted to hang washing, bedding or other articles of a similar nature on balconies.
Window Coverings
Window coverings to your apartment are to be in accordance with the By Laws of the Community Management Statement. Please refer to the disk enclosed in your Home Owners Guide
Visitor Car Parking
An owner or occupier may not park in a Visitors car space. A residents visitor may park a vehicle in the Visitors car space for a maximum of 8 consecutive hours.
Essential Services
In order to comply with City of Sydney Council essential fire safety regulations it is a requirement to inspect the entrance doors, smoke detectors and a sample of fire dampers in the building for suitability and correct operation. This is carried out on an annual basis. You will be notified by Estate Management if it is necessary to gain access to your apartment for this inspection.
Compliance of Locks on Front Doors
The front entrance door of your apartment is a fire door and as such there is strict legislation in place dictating the type of additional locks that can be installed. If you would like to install an additional lock on your entrance door, it must be of an equivalent standard to the Lockwood 001/3 deadlatch. Please contact Estate Management if you have any questions about the type of locks you can fit.
Storage
Storage cages are located on the Lower Ground or Ground Level of evolve* with corresponding apartment and lot numbers. You will need to provide your own locking mechanism to secure your storage.
To avoid interference with essential services and for your safety nothing should be stored within 500mm of the sprinkler heads or above the sign “DO NOT STORE ABOVE THIS POINT (SPRINKLERS).
Do not store flammable goods in your storage area and do not erect screening.
Smoke Alarms
The maintenance and operation of smoke alarms within the individual apartments are the responsibility of each owner. In the case of a false alarm, smoke alarms can be reset via the button located on the detector itself. Your smoke alarm will also let you know when the battery is running flat by emitting a series of beeps.
Estate Management
The Jacksons Landing Estate Management office is located on the Upper Ground level of The Distillery, 45 Bowman Street. The Estate Management team are responsible for the maintenance of common property and supervising services for the Community Association and each of the strata schemes in Jacksons Landing. Areas managed on behalf of Owners by Estate Management include:

· Cleaning
· Building Maintenance
· Landscaping
· Waste Management
· Electronic access control
· Annual Essential Services Certification

Strata Management
The Strata Manager for evolve* is Dynamic Property Services Pty Limited. It is their responsibility to carry out the delegated statutory and administrative duties of the Owners Corporations. These responsibilities include:
· The establishment and maintenance of trust accounts
· Calculation and collection of levies
· Payment of accounts
· Provision of statutory reconciled accounts
· Insurance claims
· Preparation of agendas and minutes of meetings, and
· Enforcement of by-laws.

You will be notified of the time and date of the first Annual General Meeting for your Owners Corporation by your Strata Manager. This meeting will determine the budget and appoint the Executive Committee for the building.
Jacksons Landing Community Association Resident Services Manager
The Jacksons Landing Resident Services Manager is located at the rear of the Security Gatehouse, 58A Bowman Street, Pyrmont (adjacent to the Community Hall, The Station). The Resident Services Manager is responsible for the following:
· Booking of The Station Community Hall
· Booking of furniture move in/outs
· Booking of the Tennis Courts
· Reprogramming of air keys and proximity fobs
· Replacement or additional air keys and proximity fobs
· Visitor Parking keys
· General enquiries

Security / Access
Resident Lobby Access
Access to individual apartments for evolve* is via the main entry foyer off Bowman Street, or via the car park foyers located on levels Lower Ground and Ground. Your proximity key fob will activate the proximity reader when you hold the fob up to the reader. The reader will beep and the indicator light will flash indicating that the door is now unlocked. These key fobs are provided at key handover.
Resident Parking Access
Access to your parking facility is off Bowman Street. Entry to your parking is via two roller shutter doors, both of which require air key activation. Pressing #1 on your air key at the car park main entry, will allow access to visitor parking. Pressing #2 on your air key at the next roller shutter will allow access to resident parking.
Visitor Vehicle Access
Visitor parking for evolve* has been provided on Ground level off Bowman Street. Access into the visitor car park is gained via the wall mounted intercom. To allow access to your visitor, press the key button on your intercom handset.
Once your visitor has entered the car park, they then need to proceed to the car park lift lobby to use the intercom. By pressing the door release button from your intercom handset, the lift lobby door will open allowing the visitor to enter the lift and gain access to your floor.
Visitor Access / Intercoms
The intercom handset located in your apartment can be used to provide visitors access through entry doors up to the lift and to your floor.
To allow access into an entry door simply press the button marked with a key symbol.
By pressing the 'P' button on your handset a direct link will be provided to the Security Gatehouse. ‘P’ should only be used in the event of an emergency.
Unauthorised Entry
To reduce the risk of unauthorised entry to your building, we advise all residents when entering or exiting the car park or entry foyers to ensure the doors have closed behind you. In addition we also recommend that you do not leave your security access cards and remote control air keys in your car.
Security Access Fobs/Air keys
Additional Security Access Key Fobs / Air keys
Additional security access fobs and/or air keys can only be issued when your Executive Committee has confirmed approval to your written request. Requests should be placed in the Body Corporate mailbox or mailed to Dynamic Property Services. A deposit of $40 is required to obtain a replacement fob and $75 for the air key. Payment can be made by credit card or EFTPOS at the Resident Services Managers Office.
Lost or Stolen Security Key Fobs / Air keys
It is advised in the event of having your fob/s and/or air key/s stolen or lost that you notify the Resident Services Manager or Security Gatehouse Controller to have your fob/s & air key/s cancelled and new ones reissued. After business hours and on weekends, please contact the Security Gatehouse Controller for assistance. A deposit of $40 is required to obtain a replacement fob and $75 for the air key. Payment can be made by credit card or EFTPOS at the Resident Services Managers Office.
To assist with the cancellation of fobs and air keys please keep a record of the number on each of the access key fobs and back of the air key and the name of the person who is using that fob / air key.
Evolve* Facilities
Pool
Located on the ground level is a heated indoor pool. Access to the pool is from 6am to 9pm, 7 days a week, unless otherwise nominated by the Owners Corporation.
Gymnasium
The gymnasium is located adjacent to the pool and it contains exercise equipment. Access to the gym is from 6am to 9pm, 7 days a week, unless otherwise nominated by the Owners Corporation.
Steam Room
The steam room is located on ground level opposite the pool area. Access to the steam room is from 6am to 9pm, 7 days a week, unless otherwise nominated by the Owners Corporation.
Bridge Room
The Bridge room is located on the ground level adjacent to the pool area. Access to the Bridge room is from 7am to 9pm, 7 days a week, unless otherwise nominated by the Owners Corporation. To book this room, please book with the Jacksons Landing Resident Services Manager.
Bike Store Area
The bike store room is located on ground level behind the Visitor Parking in the car park.
Delivery Storage Room
There are two (2) goods storage rooms located adjacent to the bike store rooms on ground level car park. These rooms are available for deliveries of groceries or goods that require drop off in your absence under your instructions. To utilise these rooms, residents must book with Jacksons Landing Estate Management to obtain an access code.
Jacksons Landing Community Facilities
The Station
Located on Refinery Square adjacent to the Security Gatehouse, The Station is a community hall available for use by all Jacksons Landing residents. The Station is equipped with a kitchen and audiovisual equipment and can seat between 50 and 80 people depending on configuration. To utilise this facility you need to make a booking with the Jacksons Landing Resident Services Manager, located at the rear of the Security Gatehouse, 58A Bowman Street, Pyrmont or by contacting them on Ph: 9566 4321.
The Glasshouse Pool & Gymnasium
Located on Refinery Square is a 5 lane 20 metre long indoor heated pool.
The gymnasium is located on the mezzanine level overlooking the pool and it contains exercise machines, treadmills and steppers.
Your security access key fob has been programmed to provide access to both facilities.
Pool & Gym hours are 5am to 11pm seven days per week. These hours of operation may be reviewed by the Community Association from time to time. Children under the age of 12 are required to be accompanied by an adult in the pool area and children under the age of 15 are to be accompanied by an adult in the gymnasium.
Tennis Courts
The Jacksons Landing tennis courts are located on Cadigal Avenue adjacent to McCafferys Tower. The tennis courts may be used between 8am and sunset. To book the courts please contact the Jacksons Landing Resident Services Manager on 9566 4321.
Residential Intranet
The Jacksons Landing community website provides an efficient up-to-date source of information about life in Jacksons Landing. This includes a calendar of events, community forums to advertise items for sale, recommend restaurants and tradespeople and share ideas, a gallery of photos, meeting details for your strata and the Community Association, useful contacts and answers to many of your questions. Security
Security guards are on duty at Jacksons Landing 24 hours a day, 7 days a week. One guard is permanently positioned in the Security Gatehouse located at 58B Bowman Street, Pyrmont (adjacent to The Station). Another guard patrols all common areas of the completed buildings throughout the Estate.
